$1.2 million amenity center planned at Liberty Pointe as Olympia Street home permits continue
A state filing describes a privately funded building of about 10,000 square feet but does not say what it will hold or who may use it.
A privately funded, $1.2 million amenity center is planned at the Liberty Pointe subdivision, 3406 Olympia Street in Gainesville, according to a filing with the Texas Department of Licensing and Regulation. City records show Gainesville has kept issuing permits for new houses on the same street.
The state registered the project July 9 as the Liberty Pointe Amenity Center, with about 10,000 square feet of new construction. The record lists private land and private use. It names no specific amenities, sets out no admission rules and gives no opening date apart from the construction-completion estimate.
Planned cost of the Liberty Pointe Amenity Center
About 10,000 square feet of new construction, privately funded on private land. The state filing names no specific amenities.
The filing lists construction from Aug. 1, 2026, to Sept. 30, 2027. Those are planned dates and do not show whether work has started. According to the city's July permit report, Gainesville issued two commercial trade permits for the address July 15 and a commercial new-construction permit July 30. TDLR marks the accessibility plan review complete. The agency's guidance treats that as a separate step from the inspection after a building is finished, which the owner must request within 30 days of completion.
Earlier public descriptions were more specific. In March 2024, the Gainesville Economic Development Corporation described Liberty Pointe as a 232-acre community planned for more than 900 homes. It said Phase II would include greenspace, a community pool, a clubhouse and a playground, and called a walking-trail link to the Hometown Hero Walking Trail possible rather than assured. The new filing does not say which of those features belong to this building.
The state record names Lackland Liberty Pointe Development, LLC, of Fort Worth as owner and Whole System Studio of Dallas as the design firm. It gives Gainesville as the address, but its county field reads Coke, not Cooke.
The city's permit reports show residential new-construction permits issued July 21 for four Olympia Street addresses: 3412, 3505, 3507 and 3509. On Sept. 1, the city's next report added permits for 3511, 3513 and 3515, plus a residential flatwork permit for 3414. Those entries document permitting, not confirmed building progress. Gainesville's financial report says Liberty Pointe drew 21 additional new-construction permits during fiscal 2024.
The city's fiscal 2024 budget reports that the City Council voted May 16, 2023, to create a public improvement district for Liberty Pointe, tying the housing to employees expected at the rail-served industrial park. The city's Southern Sewer Line project, which it prices at just under $13 million, draws in part on fees collected through development agreements with Liberty Pointe and Summa Elite.
Other North Texas amenity filings spell out their contents. TDLR's record for The Preserve Amenity Center in Justin, registered in December 2022 at an estimated $1.34 million, lists a restroom building, a swimming-pool facility, a playground and a concrete parking lot. That record now shows Project Closed.
