Glenn Polk Ford plans $4.8 million service-shop shell on I-35
State and city records describe a privately funded, one-story building planned at the dealership's North Interstate 35 property in Gainesville. Its interior would be finished later for vehicle service.
Glenn Polk Ford plans to put up a one-story building at its dealership at 4320 N. Interstate Highway 35 in Gainesville and later fit it out as a vehicle service shop, according to a filing with the Texas Department of Licensing and Regulation. The filing lists an estimated construction cost of $4.8 million.
The record describes a shell of nearly 22,000 square feet, paid for with private money and built on private land. The service-shop interior would be finished later. The filing does not say how many service bays the shop would hold, and it does not estimate how many jobs it might add.

The city and the state handled the paperwork a day apart. Gainesville's June 2026 permit report shows the city issued commercial addition permit COMADD-06232026-0011 for the address on June 29. TDLR logged the project the next day as TABS2026024118. The filing gives construction dates of July 1, 2026, through April 1, 2027. Those are the dates submitted with the filing and do not show how far work has actually progressed.
TDLR lists the project's accessibility plan review as "Review Complete." The agency's guidance requires that review for projects costing $50,000 or more and treats it as a separate step from inspecting the finished building. TDLR project records say an owner must request an inspection in writing within 30 calendar days after construction ends and have it done by the first anniversary of completion.
The state lists M & G Polk Investments Inc. of Gainesville as the property owner and Callahan and Freeman Architects of Kennedale as the designer. On its website, Glenn Polk Auto Group says it has been family-owned and operated since 1995. The company says it runs five dealerships in Gainesville and Sanger.
A Glenn Polk store has gone through the state process before, on a far smaller job. A TDLR filing registered in July 2022 covered a $75,000 renovation of the service-advisor area at Glenn Polk Chrysler Dodge Jeep Ram Fiat, 4330 N. I-35.
State records for two other North Texas dealership projects carry higher cost estimates. Each one covers a whole dealership, not just a service building. A 2022 filing for Classic Chevrolet Cadillac of Denison describes a new store with a showroom, offices, a service drive and 52 service bays, and it lists Callahan Freeman Architects as the designer. In Lewisville, a Five Star Ford sales-and-service dealership registered with TDLR in August lists a construction window that opens in January 2028.

Nationally, franchised light-vehicle dealerships took in more than $164 billion in service and parts sales in 2025, according to the National Automobile Dealers Association. S&P Global Mobility reported that the average U.S. light vehicle was nearly 13 years old that year. The firm said cars and trucks from the heavy registration years of 2015 through 2019 are coming off warranty, which opens up more maintenance and repair work. It also cautioned that vehicle aging varies considerably from region to region.
