Sherman Development Services says it has received site-plan and engineering applications for a proposed Chuy’s Tex-Mex restaurant in the 2701 block of North U.S. Highway 75, putting the project into Sherman’s development review process. For Gainesville and Cooke County readers, the filing concerns a nearby Texoma retail and dining market as Sherman posts population growth and major industrial investment.
According to Sherman Development Services, the proposed site plan is slated for the Sept. 22, 2026, Planning and Zoning Commission agenda. The City of Sherman says the commission reviews new development plans under current city zoning laws. The city’s 2026 planning schedule lists Aug. 26, 2026, as the accepted-application date for site-plan items headed to that meeting.
The filing is an early land-use step, not an opening announcement. Any construction timetable, final city action or restaurant opening would have to come from city records or the company.
Chuy’s says on its company history page that its first restaurant opened in Austin on Barton Springs Road in 1982, and the company describes its food as Tex-Mex. Darden Restaurants, which completed its acquisition of Chuy’s Holdings on Oct. 11, 2024, describes Chuy’s as an Austin-founded brand now in Darden’s portfolio. In its fiscal 2026 year-end report, Darden listed 110 company-owned Chuy’s restaurants as of May 31, 2026.

Public records show other Chuy’s projects moving through Texas development channels this year. A McKinney planning case placed a proposed Chuy’s restaurant before that city’s Planning and Zoning Commission in April because the applicant sought a landscape-buffer exception. The City of Leander identified Chuy’s as a confirmed tenant for the Village at Bar W mixed-use project. Those records concern those cities and do not decide the Sherman case.
The U.S. Census Bureau estimates Sherman’s July 1, 2025, population at 52,417, up 20.0% from its April 2020 estimates base. For comparison, the bureau’s Gainesville estimate was 18,528 in 2025.

The Texas Demographic Center reported that Texas reached 31.7 million residents in 2025. Sherman city news has also tied local development to semiconductor investment, including Micron financing support tied to GlobalWafers America and a Coherent and NVIDIA expansion. Texas Instruments says its Sherman SM1 fab is producing chips and will ramp production according to customer demand.
For now, the proposed Chuy’s remains a city review item on Sherman’s September planning calendar.
