Stacker Ranks 12 Sherman-Area Cities by Home Value, Using Zillow Figures

Stacker has published a ranking of the 12 cities and towns with the most expensive homes in the Sherman metro area, ordered from the highest typical home value down. The area the ranking covers does not take in Gainesville or anywhere else in Cooke County, which the federal government delineates as a separate statistical area.

Stacker credits Zillow as the source of the price figures and the charts that accompany the ranking. Zillow's research data page publishes the Zillow Home Value Index, which includes city-level time series of home values covering all homes. That is the same category of measurement a city-by-city price ranking of this kind draws on.

Zillow addresses the terminology directly in its user guide for the index. The company asks that the figure be described as a typical home value rather than a median home value, because the calculation is based on the middle third of homes in a region.

The ranking covers the area that the Office of Management and Budget's 2023 bulletin on statistical area delineations names the Sherman-Denison, TX Metropolitan Statistical Area. The bulletin lists Sherman and Denison as the metro area's principal cities, and Grayson County as the county it comprises.

Gainesville and Cooke County appear separately in the same bulletin, listed on their own as the Gainesville, TX Micropolitan Statistical Area. Under that delineation, a ranking built from the Sherman metro area draws on a different set of communities than one built from Cooke County would.

The bulletin groups the two areas together at a larger scale. It lists both the Gainesville micropolitan area and the Sherman-Denison metropolitan area as components of the Dallas-Fort Worth, TX-OK Combined Statistical Area. A comparison made at that level would reach across Cooke and Grayson counties and into the wider Dallas-Fort Worth region, a broader frame than the Stacker ranking uses.
